Does the lease allow you to sublease part, or all, of your space to another tenant in the event of a financial downturn in your business? Getting out of a lease entirely can be legally out of the question, but having the option to sublease may be a good clause to negotiate - particularly if you are a start-up or relatively new business.

Taking on More Space
If your business is in a stronger position, where you're likely to grow significantly during your tenancy, you may want to look into the possibility of taking on more space within the same building, or business park. Find out what options may be available to you from your Landlord. It may even be possible to extend the space which will save the hassle of relocating again when your business is anticipating high growth.
