Rule # 1 Be Clear about what you want
You need to be clear about your office space requirements so that you don't waste time trepsing around unsuitable properties, and land one that doesn't fulfil your needs. Think strategically about what your business needs are (both now and in the future) and write down your priorities of what your new office space needs to fulfil.
